Double Diamond House - Reservations and Policies
Thank you for selecting the Double Diamond home for your vacation to Breckenridge, Colorado. The following are terms and conditions for securing your reservation. We must receive either an E-mail confirmation that you’ve read and understand
the policies or you must sign and mail the form to us: Buff Toulon, P.O. Box 361, Koloa,
HI 96756.
Reservations
1.Please review your reservation information to ensure that arrival and departure
dates are correct and that number of adults and children are correct. Contact us
immediately with any questions or concerns.

2. A non-refundable Two-nights deposit (nightly rate times two nights plus tax) must be received within 7 days of making the reservation. This payment may be made with a money order, cashiers check, Visa
, Mastercard or Discover card.
Confirmation Letter
A confirmation letter will be sent upon receipt of your initial two-nights deposit. This
letter will review your arrival date, departure date, check-in and check-out times, nightly
rate, taxes, deposit amount and date paid, and final payment requirements.
Payment Schedule
1. Initial deposit of 2 room nights plus tax – due within 2 days of making reservation
2. Final Payment of room nights plus tax is due no later than 60 days prior to arrival
3. Damage Deposit of $500.00 is due with the final rental payment.
Damage Deposit
The damage deposit will be refunded to you within 15 days of your departure less
damages, missing items, or excessive cleaning. Failure to comply with the no pets, no
smoking rules will result in forfeiture of entire deposit. A complete set of rules is posted
in the rental home.
1. Absolutely no pets allowed.
2. No Smoking allowed indoors or outside
3. Do not exceed the maximum occupancy of the house – 6 people (including any
infants in head count)
4. Follow directions posted on refrigerator for proper care of house and furniture
5. BBQ – follow all directions on the refrigerator for proper use and cleanup of the
BBQ. Failure to clean and care for BBQ properly will result in minimum $100 fee.
6. Leave garage door opener and door keys on the shelf in the
mud room at check-out ($60.00 will be withheld from your deposit for loss of
garage door opener).
Cancellations
Your initial 2-nights deposit is non-refundable. If cancellation notice is received more
than 60 days prior to your arrival, reserved rental revenue, less the initial 2-night deposit,
will be refunded. If notice of cancellation is received 60 days or less before arrival, 100%
of reserved rental revenue becomes non-refundable. If nights can be re-booked, we will
refund revenue and damage deposit for those nights, less a $50.00 cancellation fee.
Agreements
1. We are unable to refund any money due to conditions beyond our control such as,
but not limited to, inclement weather, accidents or travel complications.
2. We make every effort to ensure that all equipment within each rental is in working
order. In the event of a breakdown, we will strive to repair it as soon as possible.
Please note that there will be no refunds given on appliance or utility failures.
3. Returned/bad check fee is $50.00
4. The homeowners or their agents will not be liable for loss or damage to the property
of the renters or their guests for any reason, except where the loss is due to the
owner’s negligence.
5. The renter releases the owner and their agents of all liability as a result of any injury
or accident occurring in or around the property. The renters agree to ompensate the
owner for damagers caused by renters to the home furnishings or property over and
above the amount of the damage deposit collected.
